Stage 0

Feasibility Study

Scope:

  • Visit the site to assess the quality of the environment and to review the infrastructure, condition of site and M&E services, etc
  • Complete initial briefing session with client, test fit space plan against potential site(s) to validate suitability for purpose against brief.
  • Complete test fits space plans, annotate within a report.
  • Prepare outline feedback on services, condition of site and M&E services, and detail within the report.
  • Issue report and present feasibility study for review.

Stage 1

Discovery

Scope:

  • Review audit of existing equipment and storage to be taken to the new site or as part of a consolidation exercise
  • Conduct interviews at 1 to 1 level from a selection of the staff within the organisation
  • Manage and run a a series of workshops with a working group and executive team to develop the brief and explore project aspirations
  • Compile data from above interviews and workshops
  • Prepare and complete a utilisation study at the existing site, monitoring desk and meeting room use throughout the working day. Study duration from 5-30 days dependent on available time
  • Prepare and issue on line survey to review working standards and provide a bench mark to establish
  • Consider and review sustainability criteria for project

Stage 2

Interpretation – Prepare response a simplified response and presentation based on completion of audits, interview responses and workshops.

Option 1.

  • Manage a review workshop with the ‘Executive’ team
  • Manage a review process workshop with the ‘Project, staff and working’ team
  • Create a space needs matrix based on information gathered to establish the approximate spatial requirements of the business
  • Complete and issue strategy review and prepare report using data from interviews, workshops, audits. Assess possible working standards and if, how and where agile or other working standards could be implemented

Option 2.

  • Complete analysis of use of space at the new site(s)
  • Manage a review workshop with the ‘Executive’ team
  • Manage a review process workshop with the ‘Project, staff and working’ team
  • Create a space needs matrix based on differing working scenarios to establish the spatial requirements of the business
  • Complete and issue a detailed strategy review and prepare report using data from interviews, workshops, audits, utilisation studies and on line surveys. Assess a series of scenario’s based on alternative working standards and if, how and where agile or other working standards could be implemented
  • Review change management strategies based around need to change working standards, review sustainability criteria for project.

Stage 3

Design

  • Confirm strategy and changes in working standards if required.
  • Develop initial test fits plans with refined and chosen brief and strategy
  • Manage and run a review workshop with the ‘Project’ team.
  • Receive feedback and refine designs.
  • Prepare specifications, hard copy finishes and refine for approval the final GA design solution.
  • Provide initial consultation with Building Control to verify design
  • Complete photo real visualisations of the proposed space.
  • Manage and run a presentation workshop with the ‘Executive’ team to review conceptual design.
  • Manage and run a presentation workshop with the ‘Senior executive’ team to review conceptual design.
  • Develop change management strategy if required
  • Conduct value engineering exercises as required
  • Execute sustainability criteria for project, implement BREEAM, Ska, LEED or Well building studies

Stage 4

Detail

Scope:

• Develop working drawings and specifications ready for tender
• Prepare furniture schedule for tender
• Review all drawings, schedules and specifications with client project team for sign off and approval
• Consult with Building Control & other consultants
• Support landlord specification requirements & negotiations
• Review tender responses with PM and respond to queries
• Working with nominated contractor to develop drawings to construction level
• Review furniture tender response
• Refine and review final construction schedules, drawings and specifications with project team
•Develop detail of M&E services provision
• Conduct value engineering exercises as required
• Any BIM level specification details
• Develop NBS or other specification schedule formats
• Continue with sustainability criteria for project, implement BREEAM, Ska, LEED or Well building studies

Stage 5

Detail

Scope:
• Provide support during site works to answer queries
• Refine drawing and specifications during project based on site issues
• Attendance at fortnightly site meetings
• Generate As Built Drawing Changes
• Complete a final project update workshop with the ‘Staff’ team
•Attendance expected at weekly or fortnightly meetings based on 14 week project duration
• NBS or other specification schedule formats
• Finalise sustainability criteria for project, implement BREEAM, Ska, LEED or Well building studies
